Data Center Comparison Rider (THE List)
Posted by Brant Bernet on Tue, May 18, 2010 @ 03:58 PM

We have talked some in the past about data center lists. I have attached our Data Center Rider for anyone that is interested. This is the document that we attach to our Request for Proposals (RFP) when we are analyzing various data center and / or colocation options.
(Note: The RFP is real estate focused and contains questions regarding expansion, renewal and termination rights, non-disturbance language, SLA and operating expense language, and the like.)
You will see that the Rider is divided into 13 sections: 1. Company Information; 2. Facility; 3. Geographical Information; 4. Infrastructure; 5. Power; 6. Building Security; 7. Environmental; 8. Fire Suppression; 9. Connectivity; 10. Rental Rate; 11. Pricing & Services; 12. Long Distance Provider and; 13. References.
The answer to the questions / remarks under each of these heading will not be important on every transaction, but it provides a thought table as we begin the search process. In a perfect world every space/power provider would fill out every word on this document, but we realize that is a great deal to ask on smaller transactions.
We would, of course, welcome any comments / changes / additions and hope you will post your thoughts.
